Description
Highaton is a stand-alone wood occupying almost level ground in a pastoral landscape of gently rolling farmland punctuated with woods and hedgerows a few miles south of Exmoor National Park. Tiverton is 13 miles to the southeast and junction 27 of the M5 is about 25 minutes by car.
The wood was planted in about 2004 with a variety of native hardwoods including oak, ash, alder, birch and rowan within a fringe of more mature field edge trees dominated by oak, beech and occasional willow with an understorey of hazel. There are a number of level open areas and attractive grassy glades near the centre of the property.
Access is taken directly off the public road via a new field gate which gives onto a short length of hard track – ideal for private parking.
This part of Devon is rich in wildlife. Both red and roe deer are present, and as the woodland develops it is supporting increasing numbers of songbirds.
Highaton will appeal to those seeking a tranquil hideaway as well as those interested in conservation and the development of natural habitat. The level terrain, glades, good vehicular access and location all speak of high amenity, whilst the relative youth of this woodland also makes it an affordable proposition.
Please note that unusually the new owner does not need to take over the obligations of the contract that funded the establishment of this wood.
If It Were Mine
I would maintain a strimmed area in one of the glades for camping and BBQs, and possibly extend the hard track to link this with the entrance. I would also consider planting one or two amenity specimen trees where space allowed.

You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
From Junction 27 of the M5 head northwest on the A361 for 16 miles, then turn right across the carriageway onto the minor county road signed for Knowstone. After 1.6 miles fork left at a small staggered crossroads signed for West Anstey and follow for about a mile to its end where it junctions with the B3227. Turn left and the entrance to the wood (a recessed timber gate) is after 0.4 miles on your right. If you pass the Jubilee Inn (also on your right), you have gone just too far.
You may park in the gateway and climb the gate to view the wood.
Please note that we do not give out keys for viewing.
Boundaries
The southwest boundary (AB) is the roadside hedge.
All other boundaries (BCDEA) are defined by stock fences.

The mineral rights are included except as reserved by statute.
