| Description: | Coed Ynys is a very quiet and remote woodland, recently replanted after the felling of the previous spruce plantation. The area is flat or gently sloping and has magnificent views over the Nant y Betws valley that runs along the western side of Snowdon. The trees planted are Oak, Ash, Birch, and Rowan. They were planted in winter 2008/9 and are largely growing well in the peaty gley soils. The planting was done with the aid of a Forestry Commission planting grant and the new owner will be expected to ensure their survival. In many places there are patches of natural regeneration of the previous spruce crop. These can be incorporated into the new planting if it is seen as desirable by the new owners. The woodland has other young woodland on all but one boundary, which is alongside a slate heap. It has excellent access along hard forest roads which run along three of the boundaries. A fast flowing stream runs through the woodland, and this could easily be used as a source for the constructions of ponds or other water features. This is a great opportunity to acquire a young piece of woodland in a very rural location, yet close to Snowdonia National Park and the amenities of North Wales. |

| Directions: | From Caernarfon: head south on the A4085 in the direction of Beddgelert. After one mile go straight over the roundabout in the village of Caeathro. After just over one mile you will come into the village of Waunfawr. As you come into the village take the very first turning left signed for Ceunant and the Beacon Climbing Centre. Continue up this road for ½ mile, and go straight over the cross roads in the village of Groeslon. Continue up this narrow road for about on mile until you see our For Sale sign on your right. Please park in the gateway without obstructing access. This is point A on the plan below. You will now need to climb the gate, walk down the forest road until you get to the first road junction (point B). Coed Ynys is now in front of you between the two roads. |
