Park Wood, Barwick in Elmet, Near Leeds 4.96 acres (approx) of mixed broadleaved woodland for £30,000 [#181].

Summary:

A very peaceful broadleaved woodland, surrounded by farmland and yet close to Leeds and the A1/M1.

Description:

Park Wood is a broadleaved woodland with a wide variety of tree species and ages. The woodland has two quite distinct areas with quite different characteristics.

The southern section is mainly large mature Beech, Sycamore, Oak, Horse Chestnut and Ash, with other species including Birch, Holly, Hazel, Field Maple and Thorn.

The northern section was felled and replanted about 15 years ago. The mixed broadleaves are now growing well and many trees stand well over 20 feet high. A path has been cut around the area to give better access. This area would benefit from a degree of re-spacing or thinning to allow the preferred trees to develop.

The woodland is flat with good access along a long private road, and then a short track through other woodland. The soils are fertile well-drained calcareous fine loam over limestone.

The woodland sits in a slightly elevated position surrounded by farmland on three sides, and other woodland on the fourth. The woodland is full of wildlife and would make a perfect tranquil retreat.

The purchaser of Park Wood will have an option to buy some or all of the rest of this block of forestry.

Directions:

From the A1(M): exit at junction 45, the A64 for Leeds.

Follow the A64 in the direction of Leeds,

After about 2 miles turn left just after the Fox and Grapes pub, signed for Barwick in Elmet.

Continue for about ¾ mile until you see in front of you a large gateway for Potterton Park, here you need to turn right through a gate (please shut the gate) on to a hard track signed ‘Bridleway’ and ‘No Vehicles’.

Continue down this track for 0.7 miles until you get right to the end with a field in front of you. Turn left in the field and you will see the woodland about 100 metres in front of you. Our ‘For Sale’ sign is attached to a tree next to the gate. This is point A on the plan below.

Park by the gate and follow the track into the woodland.

Continue along the track for about 450 metres until you see a wooden post on each side of the track with painted yellow tops. This is point B on the plan below, and the beginning of Park Wood.

The woodland comes with full sporting rights and these are included in the sale.

These are owned and included in the sale except where reserved by statute.

Rights of Way:

There is a right of way for the owners of Park Wood from the gate by Potterton Park all the way to the woodland gate and then inside the woodland to the start of Park Wood.

There is no public access in Park Wood.

Fencing Liabilities:

There are no known fencing liabilities.

Boundaries:

The eastern, northern and western boundaries are low earth banks and (somewhat dilapidated) agricultural fences.

The southern boundary is a very low earth bank, often hard to make-out, but indicated by wooden posts with yellow painted tops.
