BUYING A UK WOODLAND


Buying a woodland from us should be an easy and straightforward process. We always suggest that you have a look at a few woodlands before you decide on one that you would like to buy. This will give you a better idea of the different types of woodlands we have, and their various pros and cons.

We sell woodlands in one of two ways:

1. Fixed price

With this method the price of the woodland is fixed and we will not therefore negotiate on price. The advertised price is the sales price.

You need to write, email or fax us a letter confirming your intention to buy the woodland with the following bits of information:

  • The name and price of the woodland.
  • Your full name and address.
  • The name and address of your solicitor (who has been instructed).

The woodland is taken off the market and marked sold on our website. We will not then accept any other offer.

 

2. Offers invited

With this method we invite offers in the region of the advertised guide price. This is a competitive negotiation and the highest bidder will be successful, although we always reserve the right not to accept any bid.

Interested parties are requested to register their interest with us in order that we can keep them informed of the sale progress.

Once your offer has been accepted the woodland will be taken off the market and marked sold on our website. We will not accept any other offers.

A visit to the woodland is essential before you confirm that you wish to buy it. We reserve the right to refuse to sell any woodland to purchasers who have not been to see it first.

The conveyancing process is broadly similar to buying a house, but usually a good bit quicker and easier. If you have a local solicitor that you have used previously, then you may well want to stick with someone you know.

If you do not already know a solicitor, you can either find one by recommendation (by a friend for example), from the Yellow Pages, or we can highly recommend one that has dealt with woodland conveyancing for our previous clients:

A solicitor should charge between £500 and £700 for this work, and we recommend that you agree a fixed fee in advance. Don't forget, disbursements such as search and Land Registry fees may be payable in addition, so be sure your solicitor includes these items in any estimate.

The conveyancing should take no more than four weeks. Unfortunately these small woodland purchases do not earn big fees for solicitors and are therefore frequently not given very high priority. We ask all buyers to maintain constant contact with their solicitors to try to ensure a reasonably fast turn­around of documents. Otherwise it is our experience that the whole process can drag on for weeks.

Conveyancing can be broken down into the following stages:

1. You write to us confirming you want to purchase a particular woodland (see Fixed price), or your offer is accepted (see Offers invited).

2. Our solicitor writes to your solicitor with a draft contract and a plan (map) of the woodland.

3. Your solicitor sends off for local searches.

4. Your solicitor sends “pre-contract enquiries” to our solicitor.

5. We reply to your solicitors enquiries.

6. When all parties are happy with the contract it is signed.

7. Your solicitor sends to ours a “transfer” document for signing.

8. We sign the transfer and return it.

9. We exchange contracts

10. Completion.
